PAT Testing London

About our pat testing service
PAT testing is the inspection and electrical testing of plug-in equipment — kettles, fridges, washing machines, lamps, extension leads and IT kit. Each item gets a visual inspection, an earth continuity and insulation test where appropriate, and a pass/fail label.
Private landlords are not specifically required by statute to PAT test, but they must ensure any appliance they supply is safe, and PAT testing is the accepted way to prove it. Social landlords in England now must check the electrical equipment they provide at least every five years, and HMO licences in many London boroughs require it.
Book PAT testing alongside an EICR and both are done in the same visit — one engineer, one appointment, one set of paperwork.

PAT Testing FAQs
How much is PAT testing in London?
PAT testing in London starts at £60 for a typical one-bed rental. Larger properties and commercial premises are priced by property size in the instant quote.
Do landlords legally need PAT testing?
Private landlords must keep supplied appliances safe; PAT testing is the standard way to evidence that. Social landlords in England must now check provided equipment at least every five years, and many HMO licences require annual tests.
How often should PAT testing be done?
There is no fixed legal interval. Annual testing is common for HMOs and commercial premises, and testing between tenancies is good practice for rental homes.
