Typical EICR prices in London in 2026
Across London, an Electrical Installation Condition Report usually costs between about £70 and £350 depending on the size of the property, the number of circuits and how easy the installation is to access. Fixed-price specialists sit at the lower end; electricians quoting by the hour typically land between £150 and £300 for a family home.
Our fixed London prices are calculated from the same rules the online quote uses, so the figure you see below is the figure you pay for the inspection and certificate:
- Studio flat — £71
- One-bed flat — £79
- Two-bed flat — £119
- Three-bed house — £150
- Four-bed house — £190
- Five-plus-bed house or HMO — £237
- Small commercial unit — £277
What affects the price of an EICR?
The biggest driver is the number of circuits, because every circuit must be tested individually. Other factors include:
- More than one consumer unit, or a three-phase supply
- No previous certificate, so circuits must be traced from scratch
- Restricted access — locked cupboards, boarded-over boxes, loft spaces
- HMOs, where every let room and the shared kitchen must be tested
- Urgency — same-day and 48-hour slots cost more than flexible bookings
Why the cheapest EICR can cost you more
An inspection that is rushed or done on a small sample of circuits may miss defects, or may be challenged by a council or insurer. A proper EICR on a typical two-bed flat takes two to three hours on site. If an engineer is in and out in forty minutes, ask what was actually tested.
Check that the inspector is registered with a recognised scheme such as NICEIC or NAPIT, that the report lists every circuit with measured readings, and that the price includes the digital certificate.
Remedial work is priced separately
If the report records C1, C2 or FI codes, remedial work is needed before the installation is satisfactory. Simple fixes such as replacing a damaged socket are inexpensive; a consumer unit replacement or partial rewire is a bigger job. We give you a fixed remedial price with the report, and can often fix minor items on the day.
Frequently asked questions
Is an EICR the same as a landlord electrical safety certificate?
Yes. "Landlord electrical safety certificate" is the everyday name for the EICR that the 2020 regulations require landlords to hold.
Is VAT included in your EICR prices?
Yes, the prices shown in the instant quote are the total you pay for the inspection and certificate.
Do you charge more for central London postcodes?
No. Our fixed prices are the same across every borough we cover; only urgency and property size change the price.
