About our eicr certificate service

An EICR — often called a landlord electrical safety certificate — is a formal inspection and test of the fixed wiring in a property: the consumer unit, circuits, sockets, switches, light fittings and permanently connected equipment such as showers and extractor fans. Each circuit is tested for continuity, insulation resistance, polarity, earth fault loop impedance and RCD operation, then the inspector records any defects using the C1, C2, C3 and FI codes.

Private landlords in England have been legally required to hold a satisfactory EICR no more than five years old since the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Since November 2025 the same duty has been extended to social landlords, and councils can now issue civil penalties of up to £40,000 for breaches.

Our London pricing is fixed by property size and shown before you book — there is no hourly meter and no hidden "circuit surcharge". If minor faults are found, the engineer can often fix them on the day so you leave with a satisfactory report rather than a list of problems.

EICR Certificate FAQs

How much does an EICR cost in London?

Our fixed EICR price in London starts at £79 for a one-bedroom flat and scales by property size — a studio is £71 and a three-bed house £150. The price is confirmed before booking and includes the digital certificate.

How often does a landlord need an EICR?

At least every five years, or sooner if the previous report recommends a shorter interval. Landlords must give a copy to existing tenants within 28 days of the inspection, to new tenants before they move in, and to the local council within 7 days of a request.

What happens if my EICR is unsatisfactory?

Any C1 (danger present), C2 (potentially dangerous) or FI (further investigation) code makes the report unsatisfactory. Remedial work must be completed within 28 days, or sooner if the report says so, and written confirmation sent to the tenant and council within 28 days of the work.

How long does an EICR take?

Most flats take two to three hours and a three- or four-bed house three to five hours. The power is switched off for parts of the test, so we agree access and timing with tenants in advance.

Can you do a same-day EICR in London?

Often, yes. Same-day and 48-hour slots are available in London for a small priority fee, subject to engineer availability when you book.
