Private landlords
There is no specific statute requiring private landlords to PAT test, but you must make sure any electrical appliance you supply is safe. A PAT certificate is the clearest evidence that you have done so if something goes wrong.
Social landlords
Social landlords in England must now check the electrical equipment they provide at least every five years under the extended electrical safety regulations.
HMOs
Many London boroughs include annual PAT testing as an HMO licence condition. Check your licence — it overrides general guidance.
Combine PAT testing with your EICR
Booking both at once saves an extra visit and an extra round of tenant access arrangements. Our engineer completes the EICR and PAT tests in a single appointment.
