Typical London costs
A full rewire of a one-bed flat in London typically starts around £2,000–£3,500, with three-bed houses often £5,000–£9,000 depending on access, the number of circuits and the level of making-good. Our rewire pricing starts from £2,200 and every house is surveyed before a fixed quote.
Signs you need a rewire
- Rubber, fabric or lead-sheathed cables
- No circuit protective conductor (earth) on lighting circuits
- Repeated C2 codes on successive EICRs
- Wiring over 25–30 years old with signs of heat damage
Planning the work
Rewires are best done before decorating or during void periods between tenancies. We work room by room and restore power at the end of each day where possible.
Frequently asked questions
Does an EICR tell me if I need a rewire?
Yes. An EICR records the condition of the wiring and will recommend a rewire where cable insulation or earthing is no longer adequate.
